Overview


This position reports to the Director of Retail Real Estate Operations and is tasked with the site acquisition process of the T-Mobile Retail Real Estate operation. This function will be accountable for negotiations surrounding the letter of intent, the Exhibit C (Landlord's Work Letter) and the site location lease as well as insuring that financial hurdles are met in the overall development of a retail location. This position works in conjunction with the T-Mobile Design and Construction team to plan, coordinate, and execute the business development plan for the Retail Sales Group. This position will initiate and oversee process, procedures, resources and relationships within T-Mobile, including marketing, sales finance, and sales operations in addition to its vendors to effectively manage the enhancement of all T-Mobile Retail Real Estate Transactions. This position will also be actively involved in long range and strategic planning of store location placement and will utilize all market and industry related tools to maximize successful placement of T-Mobile assets. This position will also insure the long range planning of store locations including relocations, renewals and/or dispositions.


 


 


Position Responsibilities


Oversee all aspects of site selection and site approval/compliance including the evolution and oversight of all decision mgmt tools.


Manage the business expectation through communication and asset mgmt so that it coincides with the annual deliverable store count.


Facilitate the capturing of all relevant data through the information mgmt function of the retail real estate team to provide timely information about needs for asset modification and disposition.


Effectively manage the lease related aspects of the retail real estate function so as to maintain cross functional efficiencies and better long term savings for T-Mobile.


Manage the internal and external vendor partners who have been aligned to accomplish the goals set forth by T-Mobile, by continuously challenging each partner to improve pricing, standardize services levels, and improve practices.


Continuously strive to improve processes, practices, and vendor relationships to create efficient and effective means for accomplishing goals, on time, and on budget.


 


Qualifications


5 – 7 years of Retail Real Estate Industry required.


Must have recent association with a national retail build program of at least 200 locations annually.


Bachelors Degree or equivalent experience required. Graduate level education highly desirable.


Candidate should have strong leadership and relationship skills.


Extensive travel is required for this position. (50%)
